SHOP - Exeter Road, Exmouth.

47 Exeter Road, Exmouth EX8 1PX is a lock-up shop with two store rooms, a w.c. and w.h.b. and will be available to lease late summer 2010 at a rent of £4,500 per annum, exclusive of all outgoings, payable monthly in advance. 
The shop is mid-way between Exeter Road Primary School and All Saints Church and is a couple of minutes walk from the pedestrian centre of Exmouth. The railway and bus stations are about 3 minutes walk away. Local buses to and from Exeter, Sidmouth etc stop a few yards away in Exeter Road. The Esplanade sea front is some 10 minutes walk away.
The shop is unfurnished and on the ground floor. Entry is from Exeter Road only with no rear or other access. The accommodation consists of the following – all sizes approx;
SHOP WINDOWS. The shop faces East. The main window is 5’ 2” wide and 6’ 4” high with an internal depth of about 3 feet. KENTON - workshop

Workshop at The Forge, Fore Street, Kenton EX6 8LF with class B1 Light Industrial consent at a rent of £200 per calendar month payable in advance..
The workshop is in the centre of KENTON with good vehicular access and off-road parking for 1 small vehicle. Internal dimensions are approximately 17 ft x 17 ft with sloping ceiling height from about 10 ft to 7 ft. Access to the workshop is by double inward opening doors. The floor is smooth concrete. There is good natural overhead light from skylights and strip lighting. There are numerous 13 amp double sockets and 3 PHASE ELECTRICITY. There is no water connected to Unit 1 at present.
The workshop has until recently been used for joinery. There is also a Luna combination 3 phase wood working machine which could be included by negotiation. It consists of a 12" circular saw with sliding dimension table, 10" planer-thicknesser, spindle moulder and mortiser. There is currently some Dexion racking which could remain or be removed.
